Why waterproofing problems can't wait.
Water in a basement is a symptom of pressure against the foundation. Hydrostatic pressure pushes against walls that were never meant to be boat hulls, and it finds its way in at the cold joint where the slab meets the footing, or through cracks and weak points. Left alone, it leads to mold, damaged finishes, and eventually stress on the footing itself. The real solution is to stop the water from reaching the wall and give whatever does get past a clear path out.

- Standing water at the cold joint where the floor slab meets the foundation wall.
- Active cracks weeping water under pressure.
- Window wells that fill up and dump water into the basement.

How we build it — and what makes it ours.
The best waterproofing happens on the outside of the foundation wall. We dig down to the footing, clean and patch the wall, then coat the entire surface with a thick rubberized membrane that bonds to the concrete and bridges hairline cracks. A dimpled drainage board goes over the membrane to give groundwater an air gap so it cannot press against the wall. At the footing, a perforated pipe sits in clean stone wrapped in filter fabric so the line does not silt up over time. That pipe carries water to a properly sized sump pit and pump, or to a daylight discharge well away from the foundation. When exterior access is not possible, we run interior drain tile around the perimeter into a sealed sump pit with a wall vapor barrier. Either way, the goal is the same: relieve the pressure and give the water a path that does not end on the basement floor.

1. Diagnose the real entry point
Cold joint, active crack, window well, or hydrostatic push up through the slab? We identify where the water is actually coming from before proposing a fix. A sealer on the wrong wall is just a temporary cover.
2. Exterior membrane, dimple board, and footing drain
A rubberized membrane covers the wall, dimple board goes over it, and perforated pipe in clean stone wrapped in filter fabric sits at the footing. The full system, not just the visible parts.
3. Discharge sized for the volume
Drain is tied to a sump pump with battery backup, or run out to a daylight discharge well past the foundation. Water leaves the building and stays gone.
